The phrase “necessity is the mother of invention” first appeared in Richard Franck’s book “Northern Memoirs” in 1658. It is unclear if, at that time, Franck was referring to parking in San Francisco. What is inarguable, however, is that parking is never far from the minds of those who live and work in the City By the Bay.

In 2014, the San Francisco Transit Authority conducted a parking space census and concluded that there if you laid the city’s 441,950 publicly available parking spots end-to-end they would span 900 miles — the entire length of the California coast. And yet, as the locals know, finding an open space in San Francisco can be an herculean, unforgiving task.

Even those fortunate enough to have garage space sometimes find themselves in a parking lurch. San Francisco is a city whose housing stock dates back to the 19th century. Its picturesque Victorians were built with horses in mind, not cars; they had stables, not garages. Garages came later, and they were made to accommodate the vehicles of their day: the Ford Model T, which ran 134 inches in length and 66 inches in width, almost exactly the size of a Fiat 500.  By comparison, the Land Rover Evoque, a popular  “compact SUV,” is almost four feet longer and a a foot wider and the Cadillac Escalade is six feet longer and a foot-and-a-half wider. What’s a San Francisco garage owner to do?

One option would be to tear out your existing garage and build a new one, but that could cost upwards of six figures and require months of construction; another option is the one arrived at by the TeedHaze team.

Our listing at 44  Mallorca Way in the Marina was built in 1930. It’s been extensively remodeled within its original footprint, so while it features every modern convenience and design feature you could imagine, its garage would still be more comfortable holding a pair of Tin Lizzies than two SUVs. Rather than tear up the house in the interest of more garage space, TeedHaze has come up with an inspired solution: we are teaming with MINI of San Francisco to offer a free four-door MINI to the buyers of 44 Mallorca.

Why MINI? Because we feel it embodies the modern style, advanced technology and sheer fun of 44 Mallorca, and it delivers all of this in a compact package. At 168 inches in length and 71 wide, it’s a little bigger than a Model T (or a Fiat 500) but we’ve tested it out and it fits perfectly into our garage, leaving enough room for that SUV or BMW or whatever else you’d like to put alongside it. “Necessity is the mother of invention,” true, but around here we like to think that inspiration also plays a major part.
